Surveys provide property owners with accurate information on the size, shape, and boundaries of their property. We set markers on the corners and provide a written description of the position of construction improvements such as buildings and fences. A survey is often required by property owners who wish to make changes to their property, such as adding a new structure, or to accurately determine their property line.
Property boundaries may only be established by a licensed Ontario Land Surveyor. Survey monuments are not always set directly on property corners, and may be displaced by construction activities or even by unscrupulous neighbours. If you try to guess the location of your boundaries, you are at risk of incorrectly identifying your property boundaries and building a fence on property that is not yours.

Licensed Ontario Land Surveyors carry liability insurance to protect the client if an error should occur. Paying a professional to properly locate your boundaries is a worthwhile expense compared to what it would cost to move a brand new fence and deal with legal disputes.
If you are looking to build a new home in the Hamilton, Toronto, or Mississauga region, we can complete a survey utilizing advanced Topography technology (which we use across the residential, commercial, and industrial sectors). This is used in the design of a new home or the preparation of a site grading plan. A site grading plan shows the existing and proposed sanitary, water, and storm drain connections to the new house, as well as the location of the proposed house and the proper grading of the site.
SRPR is better known as the Surveyor's Real Property Report. This is a plan of survey prepared by a licensed Ontario Land Surveyor, under Sections 28, 29, and 30 of O.Reg. 216/10 of the Surveyors Act. The report is prepared specifically to illustrate the location of buildings or structures relative to the boundaries of a unit of land, and also shows the location of any other physical features and registered encumbrances, such as easements.

It provides the purchaser, seller, lending institution, municipality, realtor, and all other parties to the transaction with an accurate representation of the property prior to the purchase being completed.
We do Reference Plans for various reasons such as road widenings, severances, and subdivisions. This starts with the Plan of Survey with sketches of the proposed severance that need approval from the committee of adjustments, all the way to preparing and depositing your Reference Plan with the land registry office.
A borehole survey is used to determine the course of, and the target point reached by, a borehole. We use specialized azimuth and dip recording apparatuses that are small enough to be lowered directly into the borehole. This can also be referred to as a drillhole survey or directional survey.
